Building Safety Extended to Certain Lower-Rise Buildings

Today the Government announced an extension to the Cladding Safety Scheme (“CSS”), bringing certain residential buildings under 11 metres in height within the scope of the scheme and widening access to remediation funding.

This is a significant development for residents, RTM companies, RMCs and other responsible entities of lower-rise buildings with life safety fire risks associated with cladding and external wall systems

Until now, many such buildings have faced substantial challenges in progressing remediation works, not least because the leaseholder protections introduced under the Building Safety Act 2022 generally do not apply to buildings below 11 metres in height. As a result, leaseholders and building owners have often had limited avenues for securing funding and delivering essential remedial works.

The extension of the CSS will provide much-needed support for affected buildings, helping to accelerate remediation projects and improve building safety outcomes for residents.

Applications for funding will open on 17 August 2026 and with a short eight (8) week application window

Edwin Coe’s Construction Team has extensive experience advising on building safety remediation projects and CSS-funded works. We understand the unique challenges associated with these projects, as well as the responsibilities placed on RTMs, RMCs and other stakeholders tasked with delivering these complex remediation works.
